Seller's Closing Checklist

  • Closing Attorney – We recommend Shaheen Law Firm, as their paralegals are very competent and their services are excellent. The ratified contract will then be forwarded to closing attorney’s office and you will be contacted directly for further information required for closing, such as, contact information for your mortgage company (so they can obtain payoff amount).

 

 

  • Termite Inspection – We recommend Loyal Termite and Pest Control. The Contract calls for a termite inspection of the home. The inspection report showing no infestation must be provided to the closing attorney within 30 days of closing. The cost will be deducted from your proceeds at closing. I will make the arrangements for the inspection on your behalf.

 

 

  • Home Inspection – The buyer’s agent will contact Larry to set up the inspection and we will confirm the time with you.  It’s best if you are not present during the inspection, which can take 2 to 4 hours. Afterwards, depending on what the inspector finds, the buyer’s agent may provide Larry with an addendum stating repairs the buyer is requesting. Larry will discuss this with you and help determine what steps to take. If you agree to any repairs, save the receipts as I will need them before closing.

 

 

  • Home Warranty – If the contract calls for a home warranty to be purchased the warranty will be ordered and provided to the buyer’s agent and the cost will be deducted/added to the HUD-1 statement to whomever has agreed to pay.

 

 

  • Appraisal – The purchaser’s lender will order an appraisal to ensure the home’s value is at or above the sales price. The appraiser will contact Larry or I to arrange a time to visit the property – this will be confirmed with you in advance. You are not required to be present.

 

 

  • Lockbox – The lockbox should remain on the property until closing because the appraiser, termite inspector, and other contractors may need access to the home. No one will enter your house without prior notice – and, it is against the law for an agent to let themselves into your house without letting us know first to arrange it with you.

 

 

  • Utilities – You must contact your current utility companies a week or two prior to closing to inform them utilities will be transferring to the buyer. Your gas, electricity, and water must remain on through settlement day (utilities are required for the buyer’s walk-through prior to closing).

 

 

  • Homeowners Insurance – We recommend you wait to cancel the homeowners insurance on this property until after you have received the proceeds from the sale. Delays in closing sometimes occur, and it could be disastrous if the home were uninsured for any period of time while you remain the owner.

 

 

  • Walk-Through – The buyer and their agent will visit your house one last time, usually within 24-48 hours of closing. This will be confirmed with you beforehand. Please have the home as accessible as possible and remember the utilities must still be on. The buyer will be verifying that repairs, if any, have been completed and that the home is in the same condition as when they contracted to buy it.

 

 

Final Miscellaneous Items –

 

  • After the walk through the buyer’s agent will remove the key from the lockbox and bring to the closing attorney for closing. Please leave all other keys to the property in a drawer in the kitchen.

 

  • Please leave all operating instructions, warranties, etc. for appliances, security system, garage door openers, etc. on the kitchen counter.
     

  • You are required to leave the home in broom swept condition and remove all personal items and trash before closing. A good rule of thumb is to leave the home the way you would want it if you were purchasing it.
     

  • Please provide us your forwarding address and contact info (email, Phone) in case we need to get in touch with you for any reason regarding the sale.
